Eric Smedley is a REALTOR® with Weichert, Realtors®, licensed in both Pennsylvania and New Jersey and serving buyers and sellers throughout the Greater Lehigh Valley and western New Jersey. From understanding the home-search process and evaluating properties to preparing an offer, navigating inspections, negotiating terms and getting to closing, Eric works to make the process understandable and manageable.

His approach is straightforward: educate first, communicate clearly and never pressure someone into making a decision simply to complete a transaction. Clients should have the information they need to make decisions with confidence.

Experienced buyers benefit from that same attention to detail. Eric works to understand what his clients actually want, identify potential concerns before they become wasted time and help them evaluate not only the house, but the location, condition, value and overall terms of the opportunity.

For homeowners considering selling, Eric approaches the assignment differently. A home is often one of a person's largest financial assets, and he believes the decision to sell deserves a thoughtful business strategy.

That begins with understanding the property and the local competition. Eric studies comparable sales, current inventory, market conditions and buyer behavior to develop a pricing and positioning strategy based on evidence rather than guesswork. He then focuses on presentation, marketing, exposure, showing activity and buyer response while continuously evaluating what the market is communicating.

Getting a home under contract is only part of the job. Eric remains actively involved through inspections, appraisal, financing, deadlines, negotiations and closing. He believes sellers should know where their transaction stands, understand the decisions in front of them and have an agent who stays engaged from the first conversation through the final signature.

Communication is central to that approach. Eric understands that unanswered questions and uncertainty can create unnecessary stress during a real estate transaction. His goal is to stay accessible, anticipate issues whenever possible and keep his clients informed so they are not left wondering what is happening behind the scenes.

A New Jersey native who made Pennsylvania home in 2016, Eric also brings firsthand perspective to clients moving between the two states. After purchasing his own home in Forks Township, he developed a deeper appreciation for the Lehigh Valley and began recommending the area to friends and family. That personal interest in communities, homes and the real estate process ultimately led him to earn his real estate license in 2021 and later become licensed in New Jersey as well.

Before entering real estate, Eric built a career around customer service, technology, recruiting and relationship management. His professional background strengthened the skills that now define his real estate practice: communication, organization, problem-solving, negotiation, follow-through and attention to detail.

Today, Eric combines those business fundamentals with local market knowledge and a client-first approach to represent people on both sides of the Pennsylvania–New Jersey border.

Whether someone is buying their first home, searching for the right next home, relocating between Pennsylvania and New Jersey or preparing to sell a property they have owned for decades, Eric's objective remains the same: provide knowledgeable representation, clear guidance and disciplined follow-through so his clients can make confident real estate decisions.

Outside of real estate, Eric enjoys hiking, mountain biking, getting out in his Jeep Wrangler and attending Comic-Cons throughout the region.
